What we do:
Varco Hospitality Partners sources, underwrites, and executes hotel acquisitions across off-market channels, with a focus on small-scale luxury and boutique assets in Italy, Switzerland, and select emerging tourism destinations such as Madagascar and Indonesia. Our process spans full-cycle transaction execution — market and demand analysis, asset-level due diligence, valuation and underwriting, and deal structuring — through to post-acquisition value creation via repositioning, capital expenditure planning, and operational optimisation. Where appropriate, we also lead ground-up development mandates, overseeing feasibility studies, concept design, and construction delivery in coordination with local operating partners and regulatory frameworks.
HOTEL ASSET MANAGEMENT & OWNER REPRESENTATION
What we do:
We act as fiduciary asset managers and owner's representatives on behalf of hotel owners, providing oversight of operational performance, financial reporting, and strategic direction without owners needing to manage day-to-day operations directly. Our mandate typically includes operator selection and management agreement negotiation, budget and capex oversight, brand and positioning strategy, and performance benchmarking against market comparables. Where an owner's objectives shift, we advise on the full range of strategic alternatives available to them — from bringing in a silent equity partner to unlock liquidity, to structuring a full disposition process — always acting as an independent advisor aligned with the owner's long-term interests rather than transaction volume.
CAPITAL RAISING, REFINANCING & INVESTMENT PARTNERSHIPS
What we do:
We structure and execute hospitality investments in partnerships, in a Private Equity format with family offices, private investors, and institutional capital, acting as General Partner and bringing in Limited Partners across each transaction. Our role encompasses deal sourcing and sponsor-level underwriting, capital structuring across the equity and debt stack, negotiation of partnership terms and governance rights, and active asset management through to exit. This structure allows limited partners to gain exposure to curated, off-market hospitality opportunities while benefiting from our operational expertise and direct oversight at every stage of the investment lifecycle.
